Undertaking building work?…..Are you fulfilling your responsibilities for H&S and CDM 2015?

Under the new Construction Design and Management (CDM) Regulations 2015 the overall responsibility for delivering a ‘safe’ project sits with the client. Are you aware of your duties?

The new regulations have replaced the role of CDM Co-ordinator, who now cease to exist and have created a new role called the principal designer to assist clients in fulfilling their duties.

The principal designer must be a person or organisation that has control over design during the pre-construction phase of a project.  The Health and Safety Executive(HSE) believe that on most projects architects are the best placed person in the design team to take on the new role.

You may already have a client health and safety advisor on board but this is a different role to the principal designer. Your first action under CDM is now to appoint a principal designer to plan, manage and monitor ‘safe design’ during the pre-construction phase of your project.

At Ayshford Sansome we have the appropriate ‘skills, knowledge and experience’ required and we are carrying out the role of principal designer for our clients in parallel appointments to our architectural services.

The CDM 2015 Regulations apply to both commercial and domestic projects and came into force on 6th October 2015, so if you are thinking of undertaking building work please get in contact with us to discuss your project and what the CDM Regulations 2015 mean for you.

Southend Library

Work is now complete and the new library at Shoeburyness Youth + Community Centre opened on the 14th September 2015.

This scheme is a merger of Thorpedene and Friars libraries. It features a children’s area and materials for every age group. Lib Dem Graham Longely said: “The new library offers something for everyone, is easily accessible and centrally located”.

QVSR Chief Executive Awarded Merchant Navy Medal

The Merchant Navy Medal is awarded annually to those eligible seafarers who have made a worthwhile contribution to merchant shipping. Only a limited number of medals are awarded to people who are not British Merchant Seafarers themselves.

Chief Executive, Alexander Campbell was awarded the medal in the latter category, for services to the care and welfare of retired merchant seafarers.

Alexander said he was very honoured to receive such a prestigious award; he felt humbled to be receiving a medal as a non seafarer, and that in many respects he was just doing what needed to be done in terms of modernising the ‘Queen Vic’ and providing retired seafarers with the best accommodation possible.

QVSR – Annual Review

The Queen Victoria Seamen’s Rest has just released their Annual Review. The QVSR have completed a further 18 en-suite rooms as part of phase 5 of their re development programme. Patron HRH Princess Alexandra opened “The Simco Wing” recently. QVSR were also awarded a grant of £300,000 by the Prime Minister, David Cameron MP to advance their work with ex-service veterans and to be able to continue with phase 5c of their modernisation programme.

QVSR are also eagerly anticipating the completion of the Emery Hall Project. This will include a mezzanine level in the hall with the creation of two general purpose rooms allowing additional space for resident outreach support and training break out rooms. The overall cost of these improvements will be in the region of £250k and it is hoped that the works will be completed by November 2015.
